As you are aware by now, Block Ventures Inc. is a real estate investment firm that buys residential property to remarket throughout Northern/Central California . When we pay cash for a house, we often use private lenders instead of using our own funds or bank loans. Since we get a very high return on our own cash, we can offer our private lenders a high yield when using their money to fund our deals.

Max LTV at 80% or less!

The maximum loan to value that any of our secured investment holds is 80%. That means we will borrow up to $400,000 on a $500,000 property. The money we borrow is secured by a 1 st note and deed of trust (mortgage). Our investor gets 8% to 12% interest, depending on the current rates, amount of the loan, position of the lien, duration, and loan to value. Monthly payments may include principal and interest, or interest only, depending on your preferred set-up.

Interest only payments keep 100% of your principal working for you. Most loans have a balloon payment due in 6 months to 7 years. The term is decided by the investor's desires.

Sometimes we borrow offering a 2 nd deed of trust. For example, if there is a first mortgage for $300,000, then we can offer our investor a second mortgage of (up to) $100,000 (again, for the example of a house worth $500,000). In the case of a second position, the rate is generally higher.

A Safe and Secure Transaction

All private lenders get:

  • Promissory Note
  • Deed of trust recorded against the property
  • Additional insured on the hazard insurance
  • Copy of an appraisal or market analysis report
  • Lender's title insurance

We pay all costs involved to close the transaction. There is no cost to the investor.

No Obligation!

If you are interested in investing with BVI, we will first find out how much you are looking to invest and for how long. We will then look for a deal that will meet your criteria. Once we locate an appropriate investment property for your investment goals, we will call you and provide you with all of the details. At that time, you would decide to participate or not. There's never any obligation until after you personally approve the deal.

We never co-mingle or pool funds together. One investor... one note and deed of trust!

When you decide on a deal, you'll send your funds directly to escrow when we're ready to close. BVI never takes receipt of your funds directly.

All the houses used as collateral for loans will be located here in California .

Private lenders currently include many of my family members, friends and seasoned business contacts. This program has just recently been made available to others visiting our website.

If you have funds in a retirement account, you can use them to invest. The IRS requires the use of an approved custodian to qualify for tax deferred or tax free gains. BVI can help recommend who to contact in order to create a self-directed real estate retirement account that will allow investments in real property.
